Goldylocks.io is a technology platform that connects property owners, licensed real estate professionals ("Agents"), and prospective renters ("Renters"). Goldylocks is not a real estate broker, landlord, property manager, or party to any rental agreement. We do not own, manage, or control any listed property.

Any lease, rental agreement, or other transaction entered into through introductions made on this Platform is strictly between the landlord/owner and the renter. Goldylocks bears no responsibility for the performance of either party under any such agreement, for the accuracy of any listing, or for any outcome of a tenancy.

You acknowledge that Goldylocks provides tools and information only, and that all real estate and leasing decisions are made solely by you.

You must be at least 18 years of age to use the Platform. It is illegal for persons under 18 to execute a lease in New York State. Any account found to belong to a user under 18 will be removed without prior notice.

By using the Platform, you represent and warrant that you: (a) are at least 18 years old; (b) have not been previously suspended or removed from the Platform for violations; (c) will use the Platform only in compliance with applicable federal, state, and local law; and (d) have the legal authority to enter into these Terms.

You agree to provide accurate, current, and complete information when creating your account and to keep it updated. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.

You must notify us immediately at hello@goldylocks.io if you believe your account has been compromised. Goldylocks will not be liable for any loss or damage arising from unauthorized use of your account.

Agents and property owners who post listings on the Platform are solely responsible for the accuracy, completeness, and legality of all listing content, including but not limited to: pricing, availability dates, unit descriptions, amenities, photos, and lease terms.

Goldylocks may use artificial intelligence to assist in generating listing descriptions, classifying photos, and suggesting content. AI-generated content is provided as a starting point only and is not guaranteed to be accurate, complete, or current. Agents are required to review and verify all AI-assisted content before publishing. Goldylocks assumes no liability for errors in AI-generated descriptions or suggestions.

Goldylocks reserves the right to remove any listing at its sole discretion, including listings that appear inaccurate, misleading, discriminatory, or in violation of these Terms.

All users of the Platform — including owners, agents, and renters — must comply with applicable federal, state, and local fair housing laws, including the Fair Housing Act, which prohibits discrimination based on race, color, national origin, religion, sex, familial status, disability, and any additional protected classes under applicable state or local law.

You may not use the Platform to: post listings that express a preference or limitation based on any protected class; filter, screen, or refuse applicants based on protected characteristics; or otherwise engage in discriminatory housing practices.

Violations of fair housing law are grounds for immediate removal from the Platform and may be reported to appropriate regulatory authorities.

You retain ownership of any photos, videos, descriptions, or other content you upload to the Platform ("User Content"). By uploading User Content, you grant Goldylocks a non-exclusive, worldwide, royalty-free, sublicensable license to use, reproduce, display, distribute, and adapt that content for the purpose of operating, promoting, and improving the Platform.

You represent and warrant that: (a) you own or have the right to upload all User Content; (b) your User Content does not infringe the intellectual property, privacy, or other rights of any third party; and (c) your User Content complies with these Terms and all applicable laws.

Goldylocks reserves the right to remove User Content that violates these Terms, is reported as infringing, or is otherwise objectionable, at our sole discretion.

Goldylocks respects intellectual property rights. If you believe content on the Platform infringes your copyright, please send a notice to our DMCA Designated Agent: Eric Goldschmidt, legal@goldylocks.io, 513.479.4465.

Your notice must include: (a) identification of the copyrighted work; (b) identification of the infringing material and its location on the Platform; (c) your contact information; (d) a statement of good faith belief; and (e) a statement of accuracy under penalty of perjury, signed by you or your authorized agent.

All Platform software, design, trademarks, logos, and proprietary content are owned by or licensed to RENTING BROOKLYN LLC. You may not copy, reproduce, distribute, or create derivative works from any Platform content without our express written consent.

You agree not to:

• Post false, misleading, or fraudulent listings or information
• Impersonate any person, business, or entity
• Violate any fair housing, anti-discrimination, or consumer protection law
• Scrape, crawl, or systematically extract data from the Platform without written permission
• Use the Platform to send unsolicited communications (spam)
• Interfere with or disrupt the Platform or its infrastructure
• Attempt to gain unauthorized access to any account or system
• Use the Platform for any unlawful purpose
• Upload malware, viruses, or harmful code
• Collect or harvest user data without consent
• Reverse engineer, decompile, or disassemble any part of the Platform
• Use the Platform in any way that could harm Goldylocks, its users, or third parties

Violation of any of the above is grounds for immediate account suspension and may result in legal action.

Certain features of the Platform may involve fees or payments. All payment processing is handled by Stripe, Inc., a third-party payment processor. By making a payment through the Platform, you agree to Stripe's Terms of Service.

Goldylocks does not store your payment card information. All billing disputes must first be directed to us at hello@goldylocks.io before initiating a chargeback with your financial institution.

Goldylocks does not guarantee that use of the Platform will result in a renter finding housing, an agent closing a lease, or any other specific outcome. The Platform is a tool that facilitates connections between parties. All decisions regarding applications, approvals, and lease execution are made solely by the relevant parties and are outside the control of Goldylocks.

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

Goldylocks does not warrant that the Platform will be uninterrupted, error-free, secure, or free of viruses. We do not warrant the accuracy, completeness, or reliability of any listing, AI-generated content, or user-submitted information on the Platform.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, RENTING BROOKLYN LLC, ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOST PROFITS, LOST DATA, LOSS OF GOODWILL, OR BUSINESS INTERRUPTION, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE PLATFORM.

IN NO EVENT SHALL OUR TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING FROM YOUR USE OF THE PLATFORM EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED DOLLARS ($100).

You agree to indemnify, defend, and hold harmless RENTING BROOKLYN LLC and its affiliates, officers, directors, employees, agents, and licensors from and against any claims, liabilities, damages, losses, costs, or expenses (including reasonable attorneys' fees) arising out of or in connection with: (a) your use of the Platform; (b) your User Content; (c) your violation of these Terms; (d) your violation of any applicable law or third-party right; or (e) any dispute between you and another user of the Platform.

Informal Resolution. Before initiating any formal proceeding, you agree to contact us at legal@goldylocks.io and attempt to resolve the dispute informally. We will try to resolve the issue within 30 days.

Binding Arbitration. If informal resolution fails, any dispute, claim, or controversy arising out of or relating to these Terms or your use of the Platform shall be resolved by binding arbitration administered by the American Arbitration Association ("AAA") under its Consumer Arbitration Rules, except that either party may seek injunctive relief in a court of competent jurisdiction for IP infringement or unauthorized access claims.

Class Action Waiver. YOU AND GOLDYLOCKS AGREE THAT EACH MAY BRING CLAIMS AGAINST THE OTHER ONLY IN AN INDIVIDUAL CAPACITY AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS OR REPRESENTATIVE PROCEEDING.

Governing Law. These Terms are governed by the laws of the State of New York, without regard to its conflict of law provisions. Any proceedings not subject to arbitration shall be brought exclusively in the state or federal courts located in New York County, New York.

We may suspend or terminate your access to the Platform at any time, with or without notice, for any reason including breach of these Terms, suspected fraud, or harm to other users. Upon termination, your license to use the Platform ceases immediately. Sections 7, 8, 12, 13, 14, and 15 survive termination. If you wish to delete your account, contact us at hello@goldylocks.io.

The Platform integrates third-party services including Stripe (payments), Google and GitHub (authentication), AWS (storage), api.video (video hosting), Anthropic (AI), and others. Your use of those services is governed by their respective terms and privacy policies. We also may contain links to external websites. We assume no responsibility for the content, availability, or practices of any third-party service or website.

Entire Agreement. These Terms, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and Goldylocks with respect to the Platform.

Severability. If any provision of these Terms is found to be unenforceable, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will continue in full force.

No Waiver. Our failure to enforce any right or provision of these Terms will not be considered a waiver of that right or provision.

Assignment. You may not assign these Terms or any rights hereunder without our prior written consent. We may assign these Terms freely in connection with a merger, acquisition, or sale of assets.
